As the winter season approaches, we have several important updates regarding our local real estate market, community safety, and some wonderful holiday festivities for the whole family.
Real Estate Market Update
We are seeing a notable shift in our local market this year. Many of the newly constructed homes in our area, priced around the $500,000 mark, have already sold. We are also noticing an increase in speculators approaching homeowners for redevelopment opportunities. With the upcoming City of Edmonton construction on the West Valleyline LRT, land values are expected to rise. We encourage all residents to stay informed about their property value and avoid underselling in this growing market.
Avoid City Bylaw Fines
A friendly reminder to all property owners regarding yard maintenance: responsibilities include mowing the grass in your yard, on the boulevard, and any property abutting the alley. To stay in compliance with city bylaws, grass must be kept shorter than 4 inches and all noxious weeds must be removed. Please be aware that if a warning is issued and the grass is not cut, a $250 fine will be added to your next property tax bill.

Community Skating Rink
Weather permitting, our community skating rink typically opens in early December. Keep an eye on the community league sign for the "Rink Open" notice! Operating hours will be posted on the Ice Shack door located on the north side of the league building. Skating is free for all community league members, and only a toonie ($2) per skate for non-members.
Community Crime Update
We have seen a recent increase in thefts from vehicles and license plate thefts in our neighborhoods.
Theft of License Plates (Late August/September):
- West Jasper Place: 4 incidents
- Sherwood: 2 incidents
Theft from Vehicles (Late August/September):
- West Jasper Place: 3 incidents
- Sherwood: 1 incident
To protect your property, please ensure no valuables are left visible inside your vehicle. You can also obtain free locking screws for your license plate by calling the West Division Police Station at 780-426-8000 (press 5 for the Front Desk). Be sure to provide the make and year of your vehicle so they can confirm they have the correct size in stock.
